Prior to co-founding Industrial Project Advisors (IPA), Tim served as the U.S. Industrial Project Management Leader for CBRE / Turner & Townsend, leading client strategy, business development, and a national industrial project management team. With more than 26 years of experience, Tim has delivered complex industrial, manufacturing, and logistics projects across North America.
His expertise includes site selection, due diligence, capital planning, facility design, and project execution for distribution centers, food production facilities, manufacturing plants, rail infrastructure, automated fulfillment centers, and R&D campuses. Known for aligning facility investments with business objectives, Tim helps clients maximize value while managing cost, schedule, and risk.
Tim began his career with Ragnar Benson and Berglund, managing more than $125 million in build-to-suit projects before advancing through leadership roles with Duke Realty, Summit Design + Build, JLL, and CBRE / Turner & Townsend. His experience spans the full project lifecycle, from strategy and development through construction and occupancy, providing clients with a uniquely comprehensive perspective on industrial real estate and capital project delivery.
Tim has a Bachelor of Science degree in Construction from Bradley University, a Master of Science in Real Estate from Roosevelt University and is a LEED Accredited Professional

Prior to co-founding Industrial Project Advisors (IPA), Michael served as a Senior Director within CBRE / Turner & Townsend's Industrial Project Management Group, leading project teams in the Midwest and Chicago markets through the planning, design, construction, and occupancy of complex industrial facilities. With more than 20 years of experience, he has delivered a broad range of projects, including distribution centers, food production facilities, manufacturing plants, rail infrastructure, waste and recycling facilities, automated fulfillment centers, and R&D operations.
Michael began his career with R. Judge Associates, Ltd., where he spent over 13 years as a contractor, project manager, and owner's representative, developing a comprehensive understanding of project delivery from both the construction and ownership perspectives. He later served as Vice President of Project and Development Services at JLL, managing build-to-suit developments throughout the United States and Mexico.
Known for his strategic approach and technical expertise, Michael is frequently engaged during the earliest stages of project development to guide site selection, due diligence, capital planning, preliminary design, and project team procurement. His ability to lead complex projects from concept through completion makes him a trusted advisor for industrial and manufacturing clients nationwide.
Mike has a Bachelor of Science degree in Community and Regional Planning from Iowa State University
